Koinonía: A New Way of Understanding Sustainable Collective Housing
Koinonía, a prototype designed by our architecture service for a sustainable residential building, was conceived as a response to today’s housing challenges. With a modular, self-sufficient, and community-focused approach, it has been awarded a Special Mention at the CULMIARQ Awards, establishing itself as an innovative solution in the field of sustainable collective housing.
These awards aimed to encourage reflection on a new model of collective housing, challenging participants to develop residential concepts that address five key pillars: energy and economic efficiency, user health, demographics, individualism within community, and transience.
Towards More Sustainable Housing
Today, traditional housing typologies no longer align with new social realities, especially in the wake of the pandemic. Recent studies indicate that only 17% of Spaniards believe that current homes meet their real needs in terms of space, layout, and shared areas.
Koinonía addresses this need by offering a new paradigm that combines sustainability, well-being, inclusion, and energy efficiency.
Community as a Pillar of Design
The term Koinonía, derived from Ancient Greek, means “fellowship” and embodies the essence of the project: reviving community life. In an increasingly individualistic context, Koinonía’s design emphasizes flexible shared spaces, collective terraces, and areas for neighborhood interaction that foster mutual care, human connection, and self-sufficiency.
Modular, Human-Centered, and Sustainable Design
Koinonía proposes a prefabricated, industrialized system using CLT timber structures, allowing the building to be assembled and disassembled with minimal environmental impact. Some of its key features include:
- Health and well-being: spaces for leisure, physical activity, and employment inclusion, surrounded by greenery.
- Demographic adaptability: flexible modules designed for different profiles, ages, and abilities.
- Energy efficiency: cost reduction through cross ventilation, optimal solar exposure, and decarbonization strategies.
- Circular economy: the use of reusable materials and a demountable structure with no structural waste.
